SERVICES

All of our services are controlled by us. We do not rely on inconsistent sub contractors. Our team will get to know you, your home, your likes and dislikes.

Cleaning:

After guests depart, our staff will clean your home thoroughly, check your home inventory and do an inspection for any damage.

We recommend 1-2 deep cleans per year to maintain the standard and quality of your home and furnishings. Deep cleans, or Spring/Fall cleaning includes moving furniture and appliances, complete cleaning of all furniture pieces, chandeliers, plant shelves, inside, outside and on top of cabinets and refrigerators, air intake vents, drapery, baseboards, additional cleaning of appliances, spot cleaning of carpets, etc.

We also recommend carpets be fully cleaned at least twice per year. Clean carpets can make a great difference to the overall appearance of your home. We can arrange to have single rooms cleaned or the whole house. We offer great rates on carpet cleaning and personal attention to stains and other carpet needs.

Comforters/bedding may need to be cleaned at least twice per year. Pillows, towels and sheets may also need to be replaced annually. The cost for Deep Cleans and full carpet cleaning depends on the size of home, between $150 - 190 per home.

Deposits/Escrow/Reserves Money:

We require a small deposit (escrow) of $1000, which covers the first months management fee and any set up fees to get started.

We require a minimum account balance of no less than $1000 in our home owners account at all times. Excess monies in your account can be banked in your bank account or mailed to you in check form as per your request.

Termination:

Should you wish to terminate our Management Agreement we would request that you give us 30 days notice. Failure to give 30 day notice will result in a $150 penalty. Any balances due and owing will be deducted from the escrow deposit upon the close of the account. We will also require the return of our Information book and any other items that belong to us.

Home Contents and Furnishings:

If you desire that DVM procure rental bookings for your property your home furnishings must be kept to a high standard at all times. This includes having a sufficient number of home items of quality standard. Older homes must be updated periodically. Your home must present and show well with modern furnishings and up to date amenities such as games room, internet, multiple TV’s, etc. Missing and broken items should be replaced. Owners can expect to have frequent replenishing of towels, silverware, glasses, blinds and pool screens, items that are used frequently and lost, broken or just worn as normal wear and tear.

Lawn Service:

For homes that do not have lawn care provided by their HOA, we have expert lawn care specialists who maintain your lawns. Our lawn service includes standard services such as mowing, edging, trimming, and blowing. Florida lawns need additional care such as insect prevention (cinch bugs, grubs), disease control, fertilizing, sod replacement, landscaping repair and shrubbery replacement. During drought periods landscaping may need extra care which we can carry out for an additional charge. We will also check your home irrigation system for damage and repair as required.

Mail Collection:

We recommend you have all mail directed to us or to your permanent home address and not to your vacation home. In any event, we will make regular visits to your home to collect and store your mail (All Junk mail will be disposed of in the correct manner).

Maintenance Charges:

Regular maintenance and up keep is critical to preserve the value of your home. It is our intention to keep you informed about the condition of your property. We will provide immediate attention to your home for emergency problems and attend to non-emergency maintenance within 72 hours receipt or notification of a problem. If a specialist is needed, we will arrange for the repair by a specialized technician to complete the repair. When we can, and as we are able, we will attempt to handle all repairs without calling a specialist. Specialists will be called with air conditioning units, pool heater issues, (some) pool repair issues, (some) appliance repair issues, roof and structural issues and (some) tree trimming/removal items.

We recommend a monthly change of your A/C filter. We also recommend that you clean your A/C intake vent replace your smoke detector batteries and your irrigation batteries at least twice a year. We also carry out Fire extinguisher checks and re-certifications; A/C flushes, dryer vent cleaning and irrigation tests on a periodic basis (preventive maintenance items). There are extra charges for these services as required.

Note:

We strongly encourage air conditioner filters be cleaned/changed monthly and preventive maintenance procedures (condensation lines are cleaned) to prolong the life of your air conditioner unit, help lower utility bills (you’re a/c will be more efficient) and keep your home cleaner (less dust). If you do not elect for monthly A/C service, your filters will be changed quarterly. A/C vents will also be cleaned at the time of change. A/C flushes are done bi-annually.

Monthly Statement & Report:

You will receive a statement each month for the preceding month. Your statements will show itemized detail of repairs made, fees assessed, as well as credits from bookings.

Pest Control:

Basic inside pest control is included in the monthly management fee. Lawn pest control (Cinch bugs, termites, spiders, snakes, and fire ants) require additional care at an additional charge. The treatment of rodents (mice, possums, etc.) may also be needed. Florida’s warm climate and rainy season is prime for insect infestation.

Pool Care:

We include regular pool care in the monthly management charge. This includes regular checking and adding of pool chemicals, cleaning of pool and pool deck surfaces, cleaning filters, etc. We turn your pool heater on and off at your request at no charge. Any pool heater problems related to mechanical issues are not free of charge. You should be aware that pool homes often require repair and maintenance of pool pumps and plumbing, etc. Our hot weather and the pool chemicals can be brutal on pool equipment.

Utilities:

Homeowners are encouraged to set up direct accounts with utility companies. If you prefer that we manage your utilities, a service fee of $45 per month will be charged for the management and administration of your utilities. We will be happy to assist you in setting up your accounts directly with the utility companies and a direct debit through your bank will ensure you are in control.

Games Rooms:

Due to the fact homes with games room attract more bookings.We can offer competitive prices for your Games room purchase and installation.

Licences:

We will ensure you are reminded when they are due and help you apply for them and will display them in your home.

Tax:

Tax is always the responsibility of the individual but we can help and have an accountant who will file your accounts.
