If
you choose, we can assist you with bookings for your home. We recommend
you host your own website to maximize booking opportunity and generate
the highest booking revenue. We will also place your home on our
web site at no charge and generate bookings through inquiries we
receive.
We will do our best to maximise the bookings in your home and get
the best rates based on market conditions.
We ask you to notify us immediately after you schedule a direct
booking for your home and when you have confirmed dates as to when
you intend to book your home for personal use, we can be notified
easily via fax or e-mail.
Rents received are based upon the size of your home, the amenities
it has and the time of year it is rented, the availability of homes
in the market and the rate that the market allows.
Web site:
Is one of many sites which your home will be featured on. Continuous
updates keep it fresh and professional. Owners have special access
to view/update their calendars. We will gladly list your home on
our web-site if you choose. There is no cost to place your home
on our site. We also recommend that you have your own web-site and
list it with other web-site portals to maximize your rental potential.
E-mail:
We believe a communication with our owners is crucial. We have
regular e-mail correspondences and prefer owners to use e-mail as
our primary means of communicating. We send booking information
and handle almost all queries via e-mail. We aim to be superior
with our communication- you’ll find our responses are fast
and very efficient. For us to provide a continued efficient e-mail
service we expect and request that your responses and queries are
carried out in a timely manner.
Guest Information, Registration and Check Out: We will provide an
Information Book for each home which includes information about
the home and surrounding area, check out, care and conditions of
items in the home and emergency contacts. We make every attempt
to document and collect for any additional charges incurred from
the guests stay in your home. If damage has occurred, we photograph
it, document it and make you aware. If it is your booking, we will
also provide cost information for repair or replacement should you
wish to deduct that charge from their deposit. Guest check in is
after 4pm and we have a 10am check out. This gives our housekeeping
staff adequate time to prepare the home for the next guests
We have a state of the art booking system and if you decide to
add bookings yourself then you need to subscribe with a small fee. This allows you to check availability
of your home and enter your own bookings. You can also check you
statement any time. This ensures we have all the relevant information
to manage your home and look after your guests.
Licensing:
All homeowners must have State and County Licenses and must complete
applications to collect and report state and county taxes. We will
assist you in securing your licenses if you desire however, it is
the homeowners responsibility to insure they have all the appropriate
licenses and applications and to report income to each entity monthly
as required.
Homeowner Insurance:
The homeowner must carry the proper home insurance that includes coverage
as a rental property. We will require a copy of your homeowners certificate
of insurance and updated copies as it renews
Concierge Services:
We can provide additional services to owners and guests such as food
and wine purchases prior to arrival, crib rentals, rollaway beds,
decorations for special occasions, fresh flowers, etc. We can also
arrange car rental transportation and hire and for theme park and
attraction tickets.
24 hour Emergency Service:
We provide your/our guests with access to someone 24 hours a day-
7 days a week should they encounter an emergency. We have emergency
phone numbers listed in all of our homes and our staff is skilled
in handling the list of unexpected things that can happen with vacation
homes. Our 24 hour emergency services lets guests and owners know
we’re never far away and customer satisfaction is very important
to us.
Note We make every effort to notice and collect for missing or
broken items on your behalf. However we suggest you not leave any
items in your home that you are fearful of parting with.
